STAFF REPORT <br /> DATE: July 16, 1996 <br /> TO: Planning Commission Members <br /> FROM: Kim Moore-Sykes, Management Assistant <br /> ITEM: St. Anthony Health Care Center Addition <br /> Staff met with Mike Miller and his architects on July 9th to go over his plans for the <br /> proposed addition. . He is planning to come before the Planning Commission on August <br /> 20, 1996 for consideration of a conditional use permit and variance requests. <br /> The variance requests that he may need are as follows: <br /> 1. Parking in the Setback. Mr. Miller will need a 15 foot variance to park in <br /> the setbacks at Foss Road and Chandler Drive. The Ordinance requires a 30 <br /> foot setback when the sideyard is adjacent to a public right-of-way. Larry <br /> Hamer indicated that the curb cuts are far enough from both corners so <br /> allowing parking in these setbacks would not obstruct the view for motorists <br /> using both roadways. <br /> 2. Lot Coverage. The City Ordinance calls for a maximum of 50% lot <br /> coverage for R-4. The proposed addition and the required increase in <br /> parking will cause lot coverage to increase to 56%. <br /> 3. Rear Yard Setback Variance. Because of the close proximity of the existing <br /> St. Anthony Health Care Center and Chandler Place, the addition will <br /> require a 25 foot variance in the rear yard. The Ordinance requires a.rear <br /> yard setback of 40 feet. <br /> 4. Side Yard Setback Variance. The SW corner of the proposed addition <br /> requires a variance of seven feet. The Ordinance requires a.15 foot setback <br /> for each side. <br /> Bill Soth will also be copied on the application information for his review and comment. <br /> Mr. Miller is scheduling a neighborhood meeting at Chandler Place for July 15. <br /> chndlnmem <br />
