STAFF REPORT <br /> DATE: September 17, 1996 <br /> TO: Planning Commission Members <br /> FROM: Kim Moore-Sykes, Management Assistant <br /> ITEM: Concept Review: : Hark Residence, 2914 - 36th Ave.; <br /> Side Yard Setback Variance. <br /> BACKGROUND: <br /> The owners of 2914 - 36th Avenue are proposing to build an addition on the south side of <br /> their residence. They will require a side yard variance on the east side as the proposed <br /> addition will be 15 feet from the property line; the City Ordinance requires that there be <br /> at minimum 30 feet when adjacent to a street. This is a corner lot and the side yard on <br /> the east side is adjacent to Silver Lake Road. <br /> The residential structure on the property to the north is also 15 feet from the lot line and <br /> the residential structure to the south is 29 feet from the lot line. The proposed addition <br /> would be in fine with the principal structure and the one to the north. <br /> Please see the attached site plan. <br /> Hark-cr.rpt <br />
