STAFF REPORT <br /> DATE: September 17, 1996 <br /> TO: Planning Commission Members <br /> FROM: Kim Moore-Sykes, Management Assistant <br /> ITEM: Concept Review: Beach - Townhomes, Verkins Addition; <br /> Rezoning -- R-3; Subdivision to Replat; Side Yard Setback <br /> Variances; Rear Yard Setback Variances;. <br /> BACKGROUND: <br /> Larry Beach is proposing to construct seven townhomes on the Verkins site. He is <br /> requesting that he be allowed to rezone the property to an R-3 designation to allow for the <br /> construction of the townhomes and subdivide lots 2 - 5 to accomodate this proposed <br /> construction plan. <br /> In addition to the above requests, Mr. Beach will need to request variances for side yard <br /> and rear yard requirements. In our initial meeting with Mr. Beach, Larry and I indicated <br /> to him that he needs to look at alternative ways of situating the townhomes on this site so. <br /> as to reduce the number of variances that he requires.
