t <br /> • <br /> MEMORANDUM <br /> .DATE : March 12 , 1982 <br /> TO: Planning Commission Members <br /> FROM: Ron Berg , Administrative Assistant <br /> SUBJECT: Brown Plan and Variances <br /> -------=----------------------------------------------------------- <br /> As you may recall from the concept review in 1980 , this is a <br /> proposal to develop two new buildable lots . As shown on the <br /> following material , there are three deep lots with non-conforming -- <br /> front yard widths (42 . 2 , 42 , -47 feet) . <br /> The proposal is to divide by plat the back portions of the lots , <br /> thus creating two new conforming lots of 75 X 131 . 25 feet . The <br /> result is also that the square footage of the three existing lots <br /> • would be reduced to a non-conforming size . There is a justification <br /> to this proposal in that the back lots as they exist are useless <br /> now and the critical non-conformance of front yard widths cannot <br /> be remedied nor is it affected here . The resulting required <br /> variances are substantial in square foot numbers , but I believe <br /> them to be justified. The obvious advantages are the creation of <br /> two new conforming lots (which the City now has so few of) and the <br /> resulting addition to the City tax rolls . <br /> As for the plat , I have contacted all appropriate government <br /> agencies (.Hennepin County DOT , N. S .P . and Minnegasco) , our City <br /> Attorney and Public Works Department, and no problem is seen . <br /> I recommend approval of plat and variances . <br /> PLANNING COMMISSION RECOMMENDS APPROVAL OF PRELIMINARY PLAT AND <br /> VARIANCES . <br /> ROB/cjk <br />
