Setback Request <br /> The applicant, Garret Preussner, is requesting a variance of 13 feet 3 inches to allow for a front <br /> yard setback of 40 feet (ordinance requires a minimum of 30 feet or equal to the average of the <br /> adjacent property) for the construction of an addition to the existing single family dwelling at 2917 <br /> 31st Avenue Northeast. I . <br /> The 40 yard setback for the existing structure is allowed as it has been "grandfathered." However, <br /> the proposed addition is subject to the provisions of the ordinance, which would require a 53 foot <br /> 3 inch front yard setback. (as adjoining property is the average of 50' and 56.5') or a variance <br /> request. <br /> City staff asked the applicant if the addition could be placed on the back of the existing structure. <br /> The applicant stated that: (1) this would be difficult, if not impossible, to construct, and (2) the <br /> surrounding neighbors' lots are built up and drain into. his backyard, hence an addition in the <br /> backyard could interfere with drainage. <br /> Public comment on this matter has been received. Concern about the completion of the exterior <br /> siding was given. Another concern (due to misunderstanding) was that the addition would be.on <br /> the front of the house. This person would oppose the variance request if the addition were to be <br /> on the front, which it is not, therefore they support the variance request. Mr. Preussner stated that <br /> he spoke with his two adjacent neighbors, and they did not object to his proposed addition. <br /> City staff recommends the granting of the variance, under the condition that the entire siding and <br /> exterior remodeling be completed when the addition is completed. <br />
