--:� Subd 3. Lavatory Sink. A lavatory sink, either in the same room as the toilet <br /> or in close proximity to the door leading directly into the toilet room, <br /> connected to an approved water supply system and providing an adequate <br /> amount of heated and unheated running water under pressure, and <br /> connected to an approved sewer system. <br /> Subd. 4. Bathtub or Shower. A nonhabitable room equipped with a bathtub <br /> or shower in good working condition, connected to an approved water supply <br /> system and providing adequate heated and unheated water under pressure, <br /> and connected to an approved sewer system. In a rental dwelling unit, the <br /> room must have an entrance door which affords privacy. <br /> Subd. 5. Stairways, Porches and Balconies. Stairways, inside or outside, kept <br /> in safe condition, sound repair and in compliance with the Uniform Building <br /> Code Every flight of stairs and every porch and balcony floor must be free of <br /> deterioration. Every handrail and balustrade must be firmly fastened and <br /> maintained in good condition. Except for spiral and winding stairways, the <br /> treads and risers of every flight of stairs must be uniform in width and height. <br /> Subd. 6. Access. Access without passing through any other dwelling unit. <br /> Subd. 7.. Locks and Security. Exterior doors shall be equipped with safe, <br /> - functioning locking devices. Apartment buildings must also include rental <br /> unit doors with dead-locking bolt that cannot be retracted by end pressure, <br /> openable from the inside without the use of a key or any special knowledge or <br /> effect. <br /> Subd. 8. Sump Pumps. Sump pumps which are not connected to the sanitary <br /> sewer. Prior to the closing of the sale of a dwelling, the seller must request <br /> that the sump pumps and drain the be inspected by the City visually and/or <br /> by smoking to ensure that they are not connected in any manner to the <br /> sanitary sewer system. If the Compliance Officer determines the sump pump <br /> or drain tile is connected to the sanitary sewer system, the situation must be <br /> corrected before the dwelling unit is considered in compliance to be sold. <br /> Subd. 9. Manuat and Automatic Check Valves. Check valves if necessary to <br /> prevent sewer back-flow. Prior to the closing of the sale of a dwelling, the <br /> seller shall request that a sanitary sewer line,to. the main.street line be <br /> inspected for manual and automatic check valves. If the Compliance Officer <br /> determines that both manual and automatic check valves are necessary to <br /> prevent bath-flow, the situation must be corrected before the dwelling is <br /> considered in compliance to be sold. <br /> J 13-20 <br />
