City Council Regular Meeting Minutes 07 <br /> September 14, 2004 <br /> Page 7 <br /> 2 It will be a fairly standard Wendy's building that has been customized, somewhat; <br /> 3 to meet the site size and to be compatible with the materials in the rest of the <br /> 4 project. A reddish brick that follows the color theme for the whole project will be <br /> 5 the dominant material in the restaurant. Their freestanding sign will be no taller <br /> 6 than the city's 8-foot limit. <br /> 7 The Development Review Committee has approved the plans. Construction will <br /> 8 begin immediately. <br /> 9 <br /> 10 3. Applebee's: <br /> 11 An Applebee's restaurant will occupy the restaurant pad shown in the approved <br /> 12 PUD plan behind the video store on a site created on the drained pond on the east <br /> 13 side of the Cub parking lot. <br /> 14 <br /> 15 This project is not on as fast a track as the Wendy's project. The Applebee's <br /> 16 restaurant will be about 5,000 sq. ft. They may do some of the parking lot <br /> 17 construction this fall. However, the building will not be open until after the <br /> 18 first,quarter of next year. <br /> 19 <br /> 20 No final plans have been submitted to the Design Review Committee for approval <br /> 21 at this time. <br /> 22 Discussion: <br /> 23 Councilmember Faust thanked Mr. Thorvig for his "clear"report and for his part in bringing new <br /> 24 things to the community. <br /> 25 <br /> 26 There was discussion with regard to the site plan design, sign guidelines and landscaping. It was <br /> 27 noted that each of these properties will follow the guidelines set by Council and City Staff. <br /> 28 <br /> 29 Councilmember Stille inquired as to if it is"official"that Applebee's and Wendy's are coming <br /> 30 due to announcement made this evening. Mr. Thorvig stated that it is. There was discussion with <br /> 31 regard to whether Applebee's and Wendy's were a part of the initial PUD. <br /> 32 <br /> 33 Councilmember Horst questioned with regard to the apparent difference in colors that are being <br /> 34 used in exterior changes that are being made to Cub Foods currently. Mr. Thorvig responded in <br /> 35 noting that they are in the initial stages of the changes at this time, adding once complete,the <br /> 36 colors will match the site plan guidelines. <br /> 37 <br /> 38 There was discussion with regard to the initial plan of re-stuccoing the existing garages at <br /> 39 Equinox,however, it has been determined that new garages need to be constructed that will match <br /> 40 the site plan guidelines. <br /> 41 <br /> 42 Councilmember Horst inquired as to the number of tenants that have been signed for 39th Avenue. <br /> 43 City Manager Morrison responded in noting that.thirty to forty tenants have been interested to <br />
