Childs, City Manager <br /> SUMMARY DISCUSSION OF SUBJECT: Jerry Isaacs and Associates are purchasing the <br /> Northgate Mote aci I ity. l jy propose an office condo .development containing 19 <br /> units, all of which will be two stories. Because of site constraints, they propose <br /> 66 parking stalls, as opposed to the required 74 and that a reasonable number of <br /> stalls be 82' X 19' (not more than 50%) in size as opposed -to the requirement of <br /> 9' X 19' parking stalls . They also propose a small add-itTon on the north side of <br /> the building which would contain stairways and which would merely be an extension <br /> of the existing north building line. Since the current-'structure is non-conforming <br /> in that it does not meet the required setbacks, the proposal would represent a <br /> continuation of that non-conformance. <br /> The applicant has attached plans from a simliarproject in St. Paul for which only <br /> 20 on-site spaces are provided as an examp-lte that, such uses can operate adequately <br /> on fewer parking stalls than traditional seta l .commer-cial operations. Staff has <br /> indicated to the developer that relevant City building codes must be met , and they <br /> state that they will do so. <br /> Some discussion has taken place about the possibility of an access onto Lowry Avenue <br /> from the site.
