Based on our calcu- <br /> lations and existing parking requirements this project would require 74+ stalls <br /> and we are unable to accommodate more than 56 and still allow for reasonable traffic <br /> flow patterns. We would also like to request that a certain portion of these stalls <br /> (not more than 50%) be allowed to be "compact stalls". These stalls are only � foot <br /> narrower and the variance would bring requirements with regard to compact stalls in <br /> line with the City of Roseville's requirements. I would only add that the size of <br /> cars has been getting consistently smaller since 1974 and where these regulations • <br /> are in place there does not seem to be any particular problem. <br /> We will also require a minor setback variance on the northwest corner of the property <br /> to allow for a continuance of the existing setback as it relates to the structure. <br /> This will allow the addition of a small balcony and exit stair along the north <br /> property line to enhance the traffic flow in and out of these condominiums. <br /> I'm also enclosing some information as per your request regarding the Freight House <br /> Conversion in St. Paul which is a development similar in scope and nature that has <br /> been successfully completed by the same group of developers and architects. We would <br /> eagerly invite you and anyone you care to bring along to come visit this project at <br /> your convenience in order to get a feel for what it is we're attempting to achieve <br /> with the Northgate site. <br /> The 83-2 x 11 site plans and elevations of the Northgate project that you requested <br /> for the Planning Commission and City Council review are being prepared and will be <br /> in your possession no later than August 14. <br /> We appreciate your cooperation in this matter.
