Childs, City Manager <br /> ITEM : REZONING REQUEST FOR 3657 SILVER LAKE ROAD <br /> This is a request from Mr. Scott Holm of Reliable Builders, Inc. for rezoning of <br /> the vacant lot at 37th Avenue N.E. (County Road "D") and Silver Lake Road from R-1 <br /> Single family residential to R-2, two family residential . <br /> The applicant purchased the lot from Hennepin County Highway Department and <br /> proposes to construct a double bungalow on the property. The lot meets minimum <br /> size requirements for a R-2 zoning classification. <br /> Property owners within 350 feet of the property have received notice of this <br /> request and as of this date, we have received no calls either for or against this <br /> request. <br /> Factors supporting the request could be: <br /> 1. High traffic intersection where a single family home might be <br /> difficult to sell . <br /> 2. Continuation of R-2 zoning on the south side of 37th Avenue <br /> between Silver Lake Road and Stinson Boulevard. <br /> A factor which might weigh against the request is the fact that the Comprehensive <br /> plan show the property as single family, although that designation was made when <br /> there was a single family home on the lot. <br /> Factors which should be looked at include: <br /> 1. proposed driveway configuration; <br /> 2. setback proposed from Silver Lake Road. Average setback is <br /> 30-35 feet and this proposal is much more, but would enhance corner <br /> visibility. <br /> :cjk2.16.88 <br />
