Burt, City Manager <br /> 2T EM : SETBACK VARIANCE REQUEST FROM WALKER ON KENZIE <br /> The applicant Phoenix Construction N.W. Inc., wants to construct a canopy over the entrance on <br /> the southeast side of Walker on Kenzie, 2626 Kenzie Terrace. The proposed canopy will be <br /> constructed to prevent ice and snow build-up at the entrance which presents a safety problem for <br /> the residents. <br /> This property is zoned P.U.D. which requires the following setback: <br /> Section 13, Subd. 4, No. 9. Setbacks. Building setbacks from all property lines which <br /> form the perimeter of the P.U.D. shall be at least twenty-five feet. <br /> • When the Walker was approved by the City Council, the plans allowed the southeast setback of the <br /> structure to be 17 feet from the property line. The proposed canopy will be eight feet in length <br /> requiring a sixteen foot variance from the required twenty-five feet. The canopy will be nine feet <br /> from the property line. <br /> Staff recommends the variance be approved to remedy their safety concerns. <br /> • <br />
