STAFF REPORT <br /> DATE: October 21, 1992 <br /> TO: Planning Commissioners <br /> FROM: David Mark Urbia, Management Assistant <br /> ITEM: REQUEST FOR SUBDIVISION/PLAT APPROVAL <br /> BACKGROUND <br /> Dennis Cavanaugh, C. G. Rein Company, submits request for subdivision/plat approval for <br /> 3800 Silver Lake Road, Tires Plus. <br /> The subdivision/plat approval request is necessary for the tax increment financing proposal. <br /> ISSUES <br /> Required Lot Area and Width: Minimum lot are is 15,000 square.feet, minimum lot width <br /> is 100 feet. The proposed lot is 56,041 square feet, and the lot width is 210 feet. <br /> Floor Area Ratio: May not exceed 1.0. The FAR clearly does not exceed 1.0, it is 0.185. <br /> Front Yards: Must have a depth equal to the greater of 35 feet or a distance equal to the <br /> average of the front yard depths on the two adjacent lots. The front yard set back is 82.20 <br /> feet. <br /> Side Yards: Interior side yards must be 10 feet in width. Side yards adjoining a street must <br /> be at least 35 feet. The interior side yard is 25 feet. The other side yard does not adjoin <br /> a public street but a private street. _ <br /> Rear Yards: Depth of at least 20 feet. The rear yard depth is 70 feet. <br /> Parkin: The total area of a parking lot, including all parking spaces, drive aisles, <br /> islands and landscaping must be no less than the required number of parking <br /> spaces multiplied by 300 square feet. The required number of spaces is 35. <br /> 300 square feet multiplied by 35 is 10,500. The total area of the parking lot <br /> is roughly 20,705 square feet. <br /> Uses in C District must have at least one parking space for every 300 square <br /> feet of gross floor area. The gross floor area is approximately 10,350.48 <br /> square feet; divided by 300 is 34.5 or 35. The number of available parking . <br /> spaces is 48. <br />
