• STAFF REPORT <br /> DATE: April 13, 1993 <br /> TO: Planning Commission <br /> FROM: David Mark Urbia, Management Assistant <br /> ITEM: PUBLIC HEARING -- PETITION FOR SIGN VARIANCE, NORTHGATE <br /> OFFICE PARK <br /> BACKGROUND <br /> The Planning Commission brought to the attention of staff that the applicant of the <br /> Northgate Office Park switched a wall sign from "Bare Tan" to"Northgate Office Park." The <br /> original sign was allowed by variance, therefore the new sign would need a variance to be <br /> permitted. <br /> The applicant explains how he meets the three conditions on the petition form. Staff finds <br /> that the parcel of land is unique, as well as the configuration of the building to the highway. <br /> • Staff finds the hardship justifiable, as the applicant's map shows how the current sight-line. <br /> is poor for visibility for southbound traffic. Staff finds that since a variance was previously <br /> granted and hardship was justified, it would be extremely difficult to deny there is hardship. <br /> Finally, staff finds the new sign more attractive than the original "Bare Tan" sign. <br /> RECOMMENDATION <br /> Recommend to the City Council the approval of the petition for sign variance for an <br /> additional wall sign. The applicant meets the three required conditions. <br /> • <br />
