• STAFF REPORT <br /> DATE: April 13, 1993 <br /> „TO: Planning Commission <br /> FROM: David Mark Urbia, Management Assistant <br /> ITEM: - CONCEPT REVIEW -- STOP -N- SAVE, 3259 STINSON BOULEVARD <br /> Mr. Jim Sarna, Jr., owner of the Stop -N- Save, would like to install a canopy over the gas <br /> pumps. A letter explains why he feels he needs a canopy at his business. The proposed <br /> plan is included which shows the need for a variance. The outermost corner of the canopy <br /> to 33rd Avenue Northeast is approximately ten feet. The outermost corner of the canopy <br /> to Stinson Boulevard is approximately six feet. The ordinance requires setbacks of 35 feet <br /> on both sides. A variance of approximately 25' and 29' respectively would be required. <br /> An advantage of allowing a canopy would be to assist a business in St. Anthony. However, <br /> there is the difficulty of proving hardship. In addition, a precedent could be set,where other <br /> owners would want canopies. <br />
