1 PLANNING COMMISSION MEETING <br /> 2 OCTOBER 19, 1993 • <br /> 3 PAGE 8 <br /> 4 <br /> 5 <br /> 6 The City Manager suggested that the*Planning Commission could <br /> 7 require that this "party wall " condition be filed with the <br /> 8 agreement . <br /> 9 <br /> 10 The Public Hearing was closed at 8 : 00 p.m. <br /> 11 <br /> 12 Motion by Gondorchin, second by Franzese that the Planning <br /> 13 Commission recommend that the City Council approve the <br /> 14 subidivision request (waiving plat requirements ) and the <br /> 15 variances be granted with the following hardship; an existing <br /> 16 structure that will not be modified to allow for separate <br /> 17 ownership and that 1620 . 07 of the ordinance be .incorporated <br /> 18 and that the unit be maintained as if it were one structure. <br /> 19' <br /> 20 Motion carried unanimously <br /> 21 <br /> 22 <br /> 23 Chair Faust advised this issue will be on the November 9 , 1993 <br /> 24 Council Meeting agenda and he recommended that the owners of <br /> 25 this building attend . <br /> 26 <br /> 27 G. Petition for Sign Variance - Jake Cadwallader, Realty <br /> 28 World, 3800 Apache Lane <br /> 29 <br /> 30 The Public Hearing was opened at 8 : 03 p .m. <br /> 31 <br /> 32 Chair Faust read the public hearing notice which appeared in <br /> 33 the October 9, 1993 edition of the St . Anthony Bulletin . <br /> 34 <br /> 35 The variance is required as the sign exceeds the roof line by <br /> 36 five feet . Mr. Cadwallader is proposing to retain the existing <br /> 37 sign and install new sign covers . The current roof sign has <br /> 38 been on the building since 1973. <br /> 39 <br /> 40 The City Manager noted this is a difficult building to find. <br /> 41 He also noted that staff has a hard time with roof signs and <br /> 42 this would be the only one in _the City. Alternatives he <br /> 43 suggested would be a wall sign or a freestanding monument_ <br /> 44 sign . He noted that if a roof sign were granted for this <br /> 45 property owner many other business people would be requesting <br /> 46 them. <br /> 47 <br /> 48 Mr. Cadwallader advised he had purchased the building last <br /> 49 year and suggests its visibility to adjacent streets is almost <br /> 50 non-existent . <br /> • <br />
