The conditions upon which this application is based are unique to the parcel of <br /> land on which the Goodyear store is located and is not applicable to other property <br /> in the same land-use classification. As previously mentioned the Goodyear <br /> Service Center sits far back on the property which makes its need for a larger sign <br /> unique.
