STAFF REPORT <br /> DATE: March 28, 1994 <br /> TO: Planning Commissioners <br /> FROM: Larry Hamer, Interim City Manager <br /> ITEM: REQUEST FOR CONDITIONAL USE PERMIT AND <br /> SETBACK VARIANCES FOR 2400 - 37TH AVENUE N.E. <br /> The C. M. Group, Inc., acting as agent for Merlin Olson, is requesting a <br /> variance to place a new building with a canopy over the gas pumps located at <br /> 2400 - 37th Avenue N.E.. The existing building would be removed and the <br /> new building is proposed to be placed 9 feet from the rear property line and will <br /> need a variance of 11 feet. <br /> The proposed placement of the canopy would require a 5 foot variance of the <br /> west side (Stinson Boulevard) and a 9 foot variance on the north side (37th <br /> Avenue N.E.). <br /> Closing two driveways and arranging the gas pumps/canopy will make traffic <br /> egress to 37th Avenue N.E. and Stinson Boulevard intersection flow easier. <br />
