1. The granting of this variance would relieve an undue hardship. The following <br /> hardships are: (1) the topography of the lot limits the positioning of the home; (2) the <br /> City requirement of the garage facing Townview Avenue; and (3) the lot is platted and <br /> buildable, but the previous home was small and not of today's standards. <br /> 2. The granting of this variance would correct extraordinary circumstances applicable to <br /> this property, but not other properties. Most lots are of the appropriate size. There are <br /> some that are smaller, and by not granting the variance, redevelopment could not occur. <br /> 3. The alleged difficulty or hardship has been caused by City Ordinance, as the City is <br /> requiring the front and back yard to be defined in a manner that leaves little width in <br /> a building envelope. In addition, the City Ordinances requirements of setbacks and lot <br /> area and width came after the lot was platted. By following the Ordinance, lot would <br /> not be redevelopable. The City is interested in redevelopment, as the H.R.A. acquired <br /> this property for this purpose. <br />
