Evidence. <br /> (a) Set back restrictions and placement of utility storage buildings <br /> are within the scope of this Subsection. <br /> (b) Strict enforcement would cause undue hardship because (1) I do not <br /> have the available space needed to comply with the requirements for <br /> storage of these products inside our building. (2) attempts to acquire <br /> specific requirements for our flammable storage prior to purchasing the <br /> property at 3839 Chandler Drive were ineffectual. On two separate <br /> occasions I was told that no requirements would be decided until we <br /> moved into the building. We had no way to know that our flammable <br /> storage requirements as mandated by Saint Anthony would require more <br /> space than previously required by the City of Saint Paul. (3) The <br /> requested location is partially concealed by the surroundings and seems <br /> to blend with the surroundings. I will upon approval paint the <br /> structure a color that will help maintain the essential character of <br /> the locality. (4) The chosen location and structure make our work <br /> place safer and fire or spill containment much safer and faster for the <br /> fire department.- <br /> (c) The circumstances causing this hardship are unique to this property <br /> because requirements for flammable storage exceed the amount of space <br /> available inside our building and placement of the storage building <br /> elsewhere on the property may alter the essential character of the <br /> locality. <br /> (d) The -granting of the variance is in keeping with the spirit and <br /> intent of the Zoning Code because this property is zoned LI . Section <br /> 1640.04 lists Accessory uses in the LI District. Paragraph (a). lists <br /> storage sheds as an accessory use upon approval by the council . It <br /> looks as if the -use of such storage in an LI District is a subject <br /> that has come u,p in the past and can be accepted. <br /> The storage building is commercially constructed in a Gambrel style <br /> using a shingled roof , cedar siding and a wood frame. The structure <br /> should not require any screening , landscaping , fencing or special <br /> drainage. <br /> • <br />
