MEMORANDUM <br /> DATE: February 12, 1996 <br /> TO: Michael Mornson, City Manager <br /> FROM: Kim Moore-Sykes, Management Assistant <br /> ITEM: Development of Property East of American Monarch; <br /> 37th and Silver Lake Road <br /> Jerry Cowan provided a site plan for Staff's review. The following are items that the <br /> owners of the property will have to address in order to develop this property as <br /> conceptualized on the site plan. <br /> 1. Subdivision of Property: The owners will have to apply to the City for a <br /> Public Hearing and approval regarding a subdivision of property of this site. <br /> 2. Rear Yard Set-Back Variance: As situated on the site plan, the proposed <br /> building will require a 15' rear yard set-back variance because the NW corner <br /> of the building will be on the property line. They are essentially requesting <br /> a "O-lot line" for the proposed building. <br /> 3. Parkin : The parking spaces required were calculated based on the square <br /> footage provided in the key on the site plan. It appears that they have <br /> sufficient parking using this data. They are required to have 28 spaces for <br /> the office; 11 spaces for the warehouse; for a total of 39 spaces required. <br /> The key notes that they are proposing to have 42, 5'x19' parking spaces. <br /> They will need to reconfigure the parking spaces so that they are 9'x19' as <br /> required by the Ordinance. <br /> Also, the site plan shows an additional 37 parking spaces just south of the <br /> CP Railway property and truck bays that would have large trucks using the <br /> railway property to access the loading areas situated on the backside of the <br /> proposed building. The owners will need to make arrangements with the <br /> the railway company for either purchasing the property or a,perpetual lease <br /> agreement in order for the City Staff to recommend approval of their <br /> parking plan. <br /> 4. Elevations: The City will need to see the elevations of this site or a <br /> topographical map so that it can be determined that no ground cover is <br /> removed from the water main that exists to the North of the building. <br />
