Anthony 66" <br /> 8 with the same conditions as recommended by the Planning <br /> 9 Commission and noting that no one appeared to speak against <br /> i0 these requests and that a hardship exists because of the <br /> 11 unusual shape of the lot . <br /> 1.2 <br /> 13 Motion carried unanimously <br /> 14 <br /> 15 <br /> 16 3 . Variances - D. Mercil , 3112 Silver Lake Road <br /> 17 <br /> 18 This lot is one of those purchased by the City ' s HRA for <br /> 19 scattered site redevelopment . <br /> 20 <br /> 21 Commissioner Madden advised it is buildable but non-conforming <br /> 22 by today ' s standards . The variances being requested are as <br /> 23 follows : <br /> 24 <br /> 25 front yard variance of seven feet <br /> 26 back yard variance of twenty feet <br /> 27 lot area variance of 440 square feet , and <br /> 28 lot width variance of twenty four feet <br /> 29 <br /> 30 The hardships cited for these variances are as follows : <br /> 31 <br /> 32 to allow the redevelopment of a platted and buildable lot <br /> 33 hardship caused by City Ordinances , and <br /> 34 the proposed home is of modern standards which requires <br /> 35 additional total square footage and different design <br /> 36 considerations <br /> 37 <br /> 38 The purchaser is planning to build a three bedroom, split <br /> 39 level home which will face Townview Avenue. <br /> 40 <br /> 41 Motion . by Marks , second by Wagner to approve the four <br /> 42 variances as listed noting . the hardships and that no one <br /> 43 appeared to speak in opposition of the request . <br /> 44 <br /> 45 Motion carried unanimously <br /> 46 <br /> 47 <br /> 48 4 .
