June 11, 1996 <br /> Planning Commission <br /> City Of St. Anthony <br /> 3301 Silver Lake Road <br /> St. Anthony, Minnesota 55418 <br /> Dear Commissioners: <br /> As owners of the property located at 3433 Croft Drive, St. Anthony, we are <br /> requesting a variance from the rear set back described in the Zoning Code in order <br /> to construct a porch and deck on the rear of the dwelling. <br /> .Because the house is located on a corner (S.E. corner of Croft and Downers), the <br /> set backs have restricted placement of the dwelling so as to preclude any additional <br /> structure without issuance of a variance to the Zoning Code (see attached <br /> certificate of survey). The depth of the lot is 90 feet, and the rear yard is 25 feet. <br /> Strict enforcement of the Zoning Code in this case will cause undue hardship <br /> because it will be impossible for us to improve the property in a usable way. <br /> We purchased the house in November of 1992, and have had no control over the <br /> .design or placement of the dwelling. A porch and deck addition such as we <br /> propose is in appropriate porportion to the size of the house (see attached drawing) <br /> and compares favorably to others in the surrounding neighborhood (see attached <br /> elevations). <br /> When the project is complete, the resulting dwelling including the porch and deck <br /> will occupy 2861 square feet of a total property square footage of 11, 586. This <br /> is 24.7% of the total area--well below the 35% maximum. <br /> The project is planned for completion in two phases. Phase one, to be completed in <br /> the summer of 1996, includes the porch foundation and decking, the contiguous <br /> deck, and appropriate landscaping. Phase two is scheduled for completion in <br /> summer of 1997 and includes finishing of the walls and roof structure of the porch <br /> itself. Both phases will be completed within the limitation of the granted variance. <br /> We believe that granting a variance in this situation is in keeping with the spirit and <br /> intent of the Zoning Code, and we appreciate your consideration in this matter. <br /> .Yours Truly, <br /> C.
