STAFF REPORT <br /> DATE: November 19, 1996 <br /> TO: Planning Commission Members <br /> FROM: Kim Moore-Sykes, Management Assistant <br /> ITEM: 96-019 - 3216 32nd Avenue NE <br /> Variance for Residential Lot Width <br /> BACKGROUND: <br /> Thomas A. Brama, potential buyer of 3216- 32nd Avenue NE, is requesting.a lot width <br /> variance of 7 lineal feet so that he can complete the purchase of this R-1 lot. It is his <br /> intention to demolish the current structure and rebuild a contemporary residential <br /> structure that will conform with those in the surrounding neighborhood. He indicated to <br /> Staff that once the home is built, he and his family intend to reside there. <br /> The site plans submitted to Staff indicate that the structure will be built within the <br /> setbacks as required by the City Zoning Ordinance and impervious surfaces are well within <br /> the lot coverage requirement. The lot is 9,129 square feet, which conforms to the City <br /> Ordinance regarding the size an interior residential lot. In reviewing the plat map of the <br /> area, a great majority of the R-1 lots along 32nd between Silver Lake Road and Rankin <br /> Road are between 50 and 68 feet wide. <br /> RECOMMENDATION: <br /> Staff recommends approval of-the lot width variance request of 7 lineal feet for the <br /> following reasons: <br /> 1. The insufficient width of this lot makes it non-conforming and thereby . <br /> creates-a hardship for an,interested buyer of this.property._ <br /> 2. Neighboring lots have front footages that range from 50 feet to 68 feet and <br /> were platted before the City's Zoning Ordinances were codified. <br /> 3. Without this variance, Mr. Brama would not be able to build his home on <br /> this R-1 lot, thus preventing him from redeveloping this lot into its best and <br /> most reasonable use. <br /> 4. The variance, if approved would not alter the essential character of the <br /> neighborhood. <br />
