Enclosed please find a proposed new section of the St. Anthony Zoning Ordinance ("Ordinance") <br /> for the Apache Plaza property. Hillcrest Development ("Hillcrest") is proposing that the Apache <br /> Plaza property be rezoned to C-2 Commercial and be governed by the proposed C-2 subsection <br /> attached hereto. <br /> In order for Hillcrest's redevelopment of the Apache Plaza property to be successful, Hillcrest <br /> requires flexibility. The proposed C-2 district would give Hillcrest its needed flexibility. <br /> The proposed C-2 district is a highbred of the City's C General Commercial District(Section 1635) <br /> and its LI Light Industrial District (Section 1640). While the C-2 district broadly defines general <br /> office uses and includes different language with respect to some of the business and industrial uses, <br /> there are no new use categories included in the C-2 district. In addition to the new zoning <br /> classification, discussions with respect to how other City regulations impact standards related to the <br /> uses that Hillcrest believes will occupy the Property (e.g., transformers and internal infrastructure <br /> for high tech users, signage and lot size),will need to occur. <br /> Hillcrest requests that the proposed C-2 zoning ordinance be introduced to the Planning <br /> Commission at its March 21, 2000 meeting. Representatives of. Hillcrest, including Scott <br /> Tankenoff, will be at the meeting to discuss the status of the development process and to introduce <br /> the proposed zoning ordinance. Introduction at the March 21, 2000, meeting is imperative to <br /> enable the Planning Commission and City Council to review the ordinance so that the public <br /> hearing process can be commenced and completed, and to meet the due diligence period in <br /> Hillcrest's purchase agreement to the purchase the Apache Plaza property. <br />
