Based on conversations with Mr.Roger Stoick of Accurate Wire <br /> Solutions,they are proposing the following improvements: <br /> • Expanding the existing building approximately 100 feet to the north and 70 feet to the west. This <br /> results in a 7,000-square foot building addition. <br /> • To accommodate this additional building space,additional parking is required. <br /> • They are requesting the City of St. Anthony vacate portions of Anthony Lane ROW to accommodate <br /> expansion of parking. <br /> Based on this request and a site review,I offer the following comments: <br /> • <br /> • City of St.Anthony has an existing watermain which runs within the ROW requested to be vacated. <br /> • The section of Anthony Lane requested to be vacated is currently a dead-end,and will likely remain <br /> as such indefinitely. <br /> • Upon vacating the ROW,the north half of Anthony Lane will be turned back to the property owner to <br /> the north and the south half to Accurate Wire. <br /> Should the City desire to accommodate this request,the following actions are recommended: <br /> • The right-of-way could be vacated and a utility easement could be taken over that portion of the right- <br /> of-way within which the City's watermain is located. <br /> • A driveway easement could be dedicated to ensure that the property located in St. Anthony Industrial <br /> Park 2nd Addition,Block 1,Lot 2 is provided access to Anthony Lane. <br /> • The proposed building should meet City standards for building setbacks from the rear property line as <br /> the City watermain ruins parallel to the eastern lot line. <br /> Should the City desire to vacate the Anthony ROW,we anticipate that the cost to prepare the necessary, <br /> documents will be between$800 to$1,000.
