STAFF REPORT • <br /> DATE: January 18, 1995 <br /> TO: Planning Commissioners <br /> FROM: Kim Moore-Sykes, Management Assistant <br /> ITEM: LOT SPLIT REQUEST - 3125 CROFT DRIVE <br /> The owner of 3125 Croft Drive is requesting this lot to be split into two (2) R-1 lots <br /> (Single Family Residential). The City ordinance requires that an R-1 interior lot have a <br /> frontage of 75 feet and a minimum total lot size of 9,000 square feet. <br /> Lot A will be formed by the proposed lot split and will have a total lot size of 19,206 <br /> square feet with an access off of Old Highway 8. This split lot will meet all thecue <br /> requirements for the construction of an R-1, Single Family Residential home. <br /> Lot B (3125 Croft Drive) is situated on a cul de sac and has a frontage of 58.44 feet. The <br /> existing home was built in 1975 and was in existence on 8/2/76 as stipulated in Chapter 16. <br /> The front footage is consistent with lots built on cul de sacs throughout the City at that <br /> time. In addition, Lot B as proposed, would meet the 9,000 square foot lot size <br /> requirement. <br /> As you will see by the plat map attached, Lot B by ordinance is considered non- <br /> conforming because it does not meet the 75 feet frontage as required by City Ordinance. <br /> However, Lot B is grandfathered in and allowed under subsection 1600.03 of the City <br /> Ordinance, Chapter 16, which states as long as the non-conforming use was in existence on <br /> 8/2/76 and continues to lawfully exist, it will be allowed to continue in the same manner <br /> subject to the provisions of the Zoning and Land Use Ordinance. <br /> On the revised plat map, dated January 8, 1995, the surveyor has denoted how-the flow of <br /> water will drain from the property once the house is built. . The owner of the property <br /> indicated to me that the house will be approximately 40' x 60' and the placement of the <br /> house on the lot is approximately as situated on the plat map. She said that it may be <br /> adjusted slightly and she was reminded that she will need to provide us with a new <br /> certified plat map if adjustments are made to the situation of the house. <br />
