The Kiwanis Island is presently used for summer and winter camping activities. There is <br /> a swing set and a fire pit located on the island now. The island is large enough to <br /> facilitate these type of activities at the present time and is a delightful location for these <br /> activities. It is the desire of the Owner to further enhance these activities by <br /> constructing an environmentally friendly open air shelter to provide some additional <br /> weather protection for dining and meeting activities in this setting. The island is <br /> basically long and narrow and the topographical condition is such that a 200 foot set <br /> back prevents the construction of the facility even in the very center of the island. The <br /> configuration of the parcel of land therefore is the cause of this hardship. <br /> 2. This property is very unique because it is an island and a long and narrow island. There <br /> is no income derived from this parcel and this variance would not make the parcel more <br /> valuable or income potential of the parcel. The parcel is owned by the Salvation Army <br /> and the proposed structure is to be donated by the Downtown Minneapolis Kiwanis Club. <br />
