Commissioner Franzese noted the current <br /> 2 occupancy of the building is 86%. There are 25 suites in the building and eight are <br /> 3 vacant. She noted the requested sign is not very visible and will not accomplish what the <br /> 4 tenants are looking for. She also questioned if people look for the building or for an <br /> 5 individual business. <br /> 6 City Manager Morrison noted staff was initially concerned with the definition of <br /> 7 "commercial establishment" as by code each "commercial establishment" is allowed one <br /> 8 identification sign per right-of-way frontage. Under further study, it has been determined <br /> 9 there can be as many signs as desired as long as it.does not exceed 15%of the total area <br /> 10 of the wall,up to a maximum of 150 square feet. The reason for the variance is that the. <br /> 11 signs must be located on a wall facing a right-of-way. This request is for signs facing the <br /> 12 south side of the building and that side of the building has no "right-of-way frontage". <br /> 13 Motion by Ranallo, second by Wagner to deny the petition for a wall sign variance for <br /> 14 Wirth Companies for the Apache Medical Building based on the recommendation of the <br /> 15 Planning Commission and staff and that there is insufficient information provided. <br /> 16 Mornson again stressed the variance was required not for the amount of signs being <br /> 17 requested but due to it being placed on a side of the building which had no public right- <br /> 18 of-way. <br /> 19 Councilmember Wagner noted Wirth Co. could install a ground sign or an entry sign. <br /> 20 Commissioner Franzese stated there was already a free standing sign on Stinson <br /> 21 Boulevard. She again noted the requested sign was not located in the most desirable <br /> 22 location as it would not be very visible. <br /> 23 Mayor Ranallo stated he concurred with the Planning Commission that there had not been <br /> 24 enough study done on the sign placement. He felt the issue should be reconsidered with <br /> 25 staff to determine the best options for Apache Medical Building and it's tenants. <br /> 26 Councilmember Elect Faust noted the Planning Commission did not have the benefit of <br /> 27 the letter from City Attorney Soth. Wirth Company did not present the Commission with <br /> 28 a good plan. The Commission-decided to deny the petition and allow Wirth Companies <br /> 29 to come back with more information and allow the Commission to obtain the information <br /> 30 they required. <br /> 31 Mayor Ranallo noted the City wants to work with the businesses in Apache Medical <br /> 32 Building. If there is a way to erect the sign within the code it should be done. He stated <br /> 33 staff should work with Wirth Companies to determine a solution that would benefit all • <br /> 34 parties. <br />
