Selection of Chair and Vice Chair. Doug Bergstrom was re-elected as Chair and Chris <br /> Makowski was elected as Vice Chair. <br /> II. Planning Commission Representative for January 28, 1997 Council Meeting. Chris <br /> Makowski will be at the next Council Meeting for the Planning Commission. <br /> III. Public Hearing: Amendment to Chapter 16, Section 1635.05 Regarding Minimum <br /> Setbacks for Shopping Centers. The Planning.Commission recommended'adopting the <br /> proposed amendment with a revision to the definition of a shopping center to include the <br /> area of 75,000 square feet. I faxed a copy of their revision of the proposed ordinance to <br /> the City Attorney and he indicated that the revised proposed amendment was fine. <br /> IV. Concept Review: Larry Beach Townhome Proposal for Verkins Addition. Larry Beach <br /> • presented his revised site plan and proposal for the Verkins property. He will be <br /> requesting approval to rezone the property to R-3, to replat the property for seven <br /> townhomes and a 12 foot backyard setback variance. He told the Commissioners that he <br /> will be in contact with Staff to insure that the plan meets all of the requirements of the R- <br /> 3 Zoning District. They indicated to him that rezoning the property may be difficult for <br /> him unless he can show that this project is the best and greatest use of the property. Mr. <br /> Beach indicated that the property has been on the market for more than a year with an R-1 <br /> designation and the owners have not been able to sell it. He indicated that the close <br /> proximity to Highway 88 seems to the major obstacle in selling the property to anyone <br /> interested in a single family dwelling. <br /> Commissioner Gondorchin told Mr. Beach he would rather see continued efforts by the <br /> owners to sell the property with its current R-1 designation. He felt that St. Anthony <br /> needs to construct more single family dwellings in an attempt to attract families. Mr. <br /> Beach noted that he is planning to build seven townhomes ranging in price from <br /> $175,000 to $180,000. The current zoning district would allow for only four single <br /> family homes. <br /> The public hearing for this project will be at the February meeting. <br /> V. Comb Plan Task Force. Agenda items were discussed for the January 29th meeting. It <br /> • was requested that Staff contact BRW for additional items and also work with the <br /> Planning Chair in developing the agenda. <br />
