The size is estimated at 8,000 to <br /> 10,000 square feet. Amcon proposes to lease this space to <br /> the City with an initial seven (7) year term with options for <br /> the City to extend. The initial lease rate is estimated to be <br /> between $12-$13 per square foot on a triple net basis. The <br /> lease rate would be a result of the property agreement, which <br /> • can provide different scenarios and opportunities. In addition, <br /> Amcon is prepared to complete the liquor store improvements <br /> . and could amortize the costs over the term of the lease. <br /> • Fire Station <br /> Amcon offers at no cost to the City, to participate in the City <br /> analysis of a new fire station facility. Amcon will provide <br /> design services to the City in order to determine the <br /> • appropriateness of selected sites. Conceptual schematics <br /> would look parking, drive lanes, site and building size. <br /> • Amcon acts as a construction manager for cities and school <br /> districts for various types of facilities and can provide <br /> estimates of the cost of the new fire station. Amcon would <br /> simply ask in return that it be given consideration as the <br /> • Construction Management firm should the Council choose that <br /> method of delivery. <br /> Proforma <br /> • A preliminary proforma follows the site plan, which illustrates <br /> a traditional sale of property.
