However, the building <br /> 18 configurations will allow a few 1,400 square foot bedroom units as they <br /> 19 did in the Summit Oaks project in Coon Rapids. <br /> • Emergency Vehicle Access and Pedestrian Pathway to Shopping Areas <br /> 21 *these features are not shown on the site plans but the developers are <br /> 22 willing to provide both of them and will be including plans for each in <br /> 23 the Final Plan; <br /> 24 *consideration would also be given to providing walking paths around <br /> 25 the site perimeters as long as they wouldn't interfere too much with <br /> 26 the provision of a green buffer for the project. <br /> 27 Drainage <br /> 28 *would be accomplished through three ponding areas and an outdoor <br /> 29 swimming pool would be constructed in the middle of the site; <br /> 30 *the rainfall would be collected in the ponds and released into the <br /> 31 City's sewer system only when it could handle the overflow; <br /> 32 *engineering on this aspect had not been completed but as pointed out <br /> 33 by the City Manager, over 500 of the site would be landscaped as <br /> 34 compared to 100% pavement now; <br /> 35 *the swimming pool elevations would naturally be higher than the <br /> 36 ponds. <br /> 0 4 <br />
