Minutes of Planning Board Meeting
Dec. 20, 1962
Members Attending: N. Cavanagh, R. Dougherty, A. 3kovran
Members Absent: E. mocks, J. Rosinek
1 . Division of Lot 18, Block 5, Moundsview Acres 2na Addition
The Planning Board met with Mr. D. Gearhart 5r. and hr. Gearhart Jr. re-
garding the proposed division. As presented, the back lot line is irregular
and results in a lot depth of 87 feet on the south side of the easterly lot.
Also, the existing house on the westerly lot would have a backyard depth of
only 12 feet.
After discussion, Yx. Gearhart Jr. agreed to revise the division by moving
the lot line east 10 feet and making it straight. A new survey will be sub-
mitted showing this change and easements for utilities along the back lot
line for approval by the Village Engineer and the utility companies.
The Planning Board recommends that the Council approve the proposed divi-
sion, subject to approval by the Village engineers and the utility companies,
for the following reasons:
a. Because of the existing house on the property and its location, it is
not possible to divide the property exactly in half.
b. Since the Village owns park property adjoining this lot on the south,
it is probably not necessary to provide for locating utility poles
across the back lot line, so that the offset in the lot line between
this lot and those to the north may be acceptable to the utility com-
panies.
