Zawislak to recommend the <br /> City Council grant- a. lot area variance of 2 ,461 squarefeet from the <br /> required- 9 ,000 square feet to. Mr. and Mrs . David Taylor which property <br /> is identified. as parcel 3950 , Plat 63506 under the replatting of <br /> Brown' s -First Addition, finding as was written for the Clark property <br /> variance recommendation of the same date.' <br /> Motion carried unanimously. <br /> Motion by Mr. -Peterson and seconded by Mr. Zawislak to recommend <br /> City Council grant a lot area .variance of: 4,430 square feet from the <br /> required 11 ,000 square feet to Mr. and Mrs . Edward Brown identified <br /> as parcel 4000 ,. Plat 63506 under the proposed replatting of Brown' s <br /> First Addition, finding for .this. parcel as was stated for parcels <br /> 3900 and 3950 both in Plat 63506 . <br /> Motion carried unanimously. <br /> The .site .drawiftgs for the proposed addition to the St. Charles Bor- <br /> romeo school building were presented as a courtesy- only, Mr. Berg <br /> said, because no Commission .action: is perceived necessary if the <br /> project is constructed as proposed. No Commission concerns were <br /> expressed. <br /> Commission members did have several concerns , .however, related to the <br /> site plans for. the .proposed senior housing on Kenzie Terrace which <br /> the. Administrative Assistant said may have to be- submitted to HUD <br /> as early as April.. Commission members indicated they found the de- <br /> crease in- unit size from the proposal submitted for approval in 1980 <br /> and the addition of an exit onto the alley on Wilson Avenue most- <br /> troubling and requested the senior federation be. questioned as to why <br /> the one bedroom units have ,been. decreased in size to 540 square feet <br /> where the City. ordinance requires - 650 square feet and the efficiencies <br /> have been downgraded to 80 square feet less than.-the ordinance require- <br /> ment. Mrs . Makowske ..indicated she anticipates there will be opposition <br /> to the new exit from the neighbors , many of whom spoke against the <br /> original proposal .because they were concerned- with an increase in traffic <br /> in that area. <br /> Councilman Marks stopped by- .on his. way home from a Council work session <br /> in the same .building. The Chairman told him the consensus of the <br /> Commission was that with the drastic changes in the. signage for the <br /> Apache Medical Center, which the Council approved . at their last meeting , <br /> the proposal should have. been returned to -the Commission for further <br /> consideration. He reiterated. the concern of some Commission members <br /> that the sign which was approved will set. a dangerous precedence for <br /> future signage for shopping centers . The Chairman then asked the <br /> Councilman why the City is building a new bridge over the Burlington <br /> Northern railroad tracks .which are seldom used, ' and was told that <br /> with several yard closings . by. the railroad, the traffic is increasing <br /> daily over: those particular- tracks . Councilman Marks also said he <br /> understands. there is a sight line problem for drivers who pass over <br /> the bridge and often are unable to see the road- ahead of them because <br /> • of the crest of the bridge. Mr. Peterson. agreed. to include these <br /> concerns in- his presentation March 23rd. <br />
