The City Comprehensive Plan indicated there is a conflict of land
use in this particular area of the City and recommended future land
use should not be commercial.

2. Existing businesses in the same neighborhood are overutilizing
on-street parking.

3. The Metropolitan Transit Commission also .overutilizes the available
street parking in the immediate vicinity of the cafe.

4 . Significant written and oral testimony from the neighbors both
times the proposal had been made, indicate there is a poor history
of building and land maintenance , as well as weed and odor con-
trol, with the existing business and there was strong opposition
demonstrated to making the proposed zoning change or granting the
necessary variances .

Motion carried unanimously.

Chair. Zawislak noted the shopping center sign is being used to advertize
merchants in the center and suggested the City use this method of
getting some recognition for the new liquor warehouse.

The Commission had tabled finalizing the allocation of Year X Community
Development Block Grant funds so the Manager could research several
suggestions members had made .
