Motion by Commissioner Bjorklund and seconded by Commissioner Hansen to recommend the Council grant Mr. and Mrs. Kenneth Johnson, 1927 Simpson Street, Roseville, MN, a variance to the City Sign Ordinance which would allow the construction of a 55 square foot per side, freestanding, ground-hugging, monument sign in lieu of the existing pylon roof sign of the same size on the Hardees Restaurant at 4000 Silver Lake Road, according to the sketch of the sign developed by the Commission for a sign which would be 11 feet wide by 5 feet long, constructed on a two foot planter of masonry grade construction, with less than a foot of empty space . between the planter and the sign for greenery, with the total-, s i'gn height .to be no _higher than 8 feet above grade- on the site location east .of the existing Hardees Restaurant as indicated in the site plan which should also become a part of this motion. In recommending that the variance to allow a commercial free standing sign be granted the Commission finds that: 1 . Precedents for similar variances had been established in the immediate vicinity for monument signs (_.St. Anthony Townhomes, Goodyear Tire Center, Cadawal,lader Realty, etc. ); • 2. No opposition to the sign expressed during the hearing or to staff prior to the, hearing; and. 3. The applicant has consistently followed up on any earlier agreements he had with the City related to this property. Motion carried .unanimously. 10: 15 P.M. hearing on setback variance and subdivision without platting. Petitioner absent in spite of form letter relating to requirement to be present. Neighbor across 27th present earlier in. evening to express concern with what he perceives to be a problem with parking on his side of the street now. Motion by Commissioner Bjorklund and seconded by Commissioner Madden to table the request for a setback variance and subdivision without platting for an addition to the Standard Station, 2812-27th Avenue N.E. and to move property line to accommodate the addition.
