The result would be two lots, 14,400 and 11 ,400 square <br /> 10 feet, both of which would,be above minimum size. <br /> 11 <br /> 12 Proponents: John Hertog, owner of both properties who said lot split would <br /> 13 create a more buildable parcel on Edward Street. <br /> 14 <br /> 15 Opponents: none and Mr. Childs said none of the numerous property owners <br /> 16 who had been notified of the request had called him before <br /> 17 the hearing. <br /> 18 <br /> 19 Staff input.: recommend approval because no variance would be required and <br /> 20 resultant lots would both comply with Zoning Ordinance; <br /> 21 <br /> 22 agreed that removing the existing small house on Edward would <br /> 23 make that property more marketable. <br /> 24 <br /> 25 The hearing was closed at 7:45 P.M. <br /> • 26 <br /> 27 Commission Recommends Lot Split Approval <br /> 28 <br /> 29 Motion by Bowerman, seconded by Werenicz to recommend the Council grant <br /> 30 the request from John L. Hertog, 2521 St. Anthony Road for subdivision without <br /> 31 platting. This would allow the applicant to split a parcel 20 feet X 120 <br /> 32 feet from the north side of Lots 5 and 6, -Block 2, Clark and Kings Hennepin <br /> 33 Gardens (2521 St.. Anthony Road) to be attached to Lot 4, Block 2, Clark <br /> 34 and Kings Gardens (3246 Edward Street) for the purposes of constructing <br /> 35 a new single family home on the thus enlarged lot at 3246 Edward Street <br /> 36 and removing the structure currently on said lot. <br /> 37 <br /> 38 In recommend approval , the Commission finds that: <br /> 39 <br /> 40 * the request appears to be in order; <br /> 42 * no one appeared to speak against the proposal at the Commission hearing <br /> 43 and staff had reported receiving no calls for or against the request prior <br /> 44 to the hearing; <br /> 45 * by allowing the lot split, the City would be creating two lots both of <br /> 46 'of which would meet minimum standards for lot sizes in St. Anthony. <br /> 47 <br /> 48 Motion carried unanimously. <br /> 49 <br /> 50 OTHER BUSINESS <br /> 51 <br /> • 52 FINAL PLAT .REVIEW OF VILLAGE TOWNHOMES IN ST.
