Consultant <br /> 8 P. J. Gaughan, Owner, and Alan Hamel, President, of <br /> 9 Gaughan Companies <br /> 10 PUBLIC HEARING <br /> 11 Commission Recommends H.R.A. Go With Gaughan Companies Proposal to <br /> 12 Redevelop Final Phases of Kenzie Terrace Redevelopment Project With <br /> 13 Conditions <br /> 14 The hearing, which had been rescheduled and republished in the October <br /> 15 21st Bulletin was opened at 7: 37 P.M. with the Chair reading the <br /> 016 notice aloud. <br /> 17 Proposal: *same as reported in Bulletin with exceptions resulting <br /> 18 from revision of site area to 7. 35 acres, increasing the <br /> 19 density to 28 units per acre where the Zoning Ordinance <br /> 20 requires 24; <br /> 21 *parking would be revised to 205 underground and 156 <br /> 22 surface of which 51 would be reserved for future parking <br /> 23 if needed; <br /> 24 *no variances required for parking; <br /> 25 *open space of 72 . 30 of project land. <br /> 26 <br /> 27 Variances: *density for 28 rather than 24 units per acre; <br /> 28 *setback for resiting southernmost building with corner on <br /> 29 Kenzie Terrace 25 feet rather than 30 feet from property <br /> 30 line and another small portion of building on Lowry Ave- <br /> 31 nue side 20 rather than 25 required feet from property <br /> 32 line (total Lowry setback, 53 feet) ; <br /> 33 *seven foot height variance for structure, a little more <br /> 94 than 42 feet high from grade to roof peak, where Ordinance <br /> 5 allows only 35 feet. <br /> 1 <br />
