He advised that Phillips 66 <br /> 7 is also requesting they remove their Stop-N-Shop signs at <br /> 8 their other two locations . <br /> 9 <br /> 10 Urbia observed that if the Stop-N-Shop signs they may <br /> 11 have a less difficult time getting the gas brand signs in <br /> 12 place on the canopy sign. This would result in no non- <br /> 13 conforming signs . <br /> 14 <br /> 15 Werenic2 felt removal of the Stop-N-Shop sign would <br /> 16 impact negatively in the visibility for the store which <br /> 17 was a major concern of the strip mall . Gondorchin also <br /> 18 felt this proposed removal would adversely affect the <br /> 19 marketing strategy . <br /> 20 <br /> 21 Madden recalled that the Standard Oil sign was not <br /> 22 approved to include "Food Shop" but this verbiage remains <br /> 23 as staff has not followed through to have it removed. <br /> 24 <br /> 25 Gondorchin inquired what Mr . Vogt' s preference would be <br /> 26 on the sign , to identify the business or the brand of <br /> 0 gasoline. . <br /> 29 Mr . Vogt responded that quite a sum of money has already <br /> 30 been spent to identify the Stop-N-Shop. Murphy inquired <br /> 31 if the partners would consider the option of having no <br /> 32 gas brand identified on the signs . Mr. Vogt felt gas <br /> 33 identification was necessary and very beneficial for the <br /> 34 credit card business . <br /> 35 <br /> 36 Conoco will allow 120 days for the business to accept <br /> 37 Phillips 66 credit card charges . <br /> 38 <br /> 39 Madden felt this matter was at an impasse with the <br /> 40 present proposal .' He suggested that staff and the owners <br /> 41 meet and try to work something acceptable out . He also <br /> 42 observed that. there are already many signs at this <br /> 43 business in place. <br /> 44 <br /> 45 Faust agreed there appeared to be an impasse and that the <br /> 46 Planning Commission is attempting to negotiate something <br /> 47 that ultimately could not be supported for approval as <br /> 48 there is no basis to approve. <br /> 49 <br /> 50 The City Manager felt a change to the Sign Ordinance <br /> 51 could be a possible solution as the present draft does <br /> not address this situation . He noted that the City <br /> Attorney has been out of town , but intends to discuss <br /> this matter with him. Burt felt there is no basis for a <br />
