• Planning Commission Minutes <br /> June 21, 1994 <br /> Page 3 <br /> 1 signs for two separate corporations. Makowske then asked if there would be additional <br /> 2 signage. Mr. Rosar answered they want to put Exhaust Pros on the building and Fast <br /> 3 Glass on a pylon sign and Exhaust Pros on the pylon sign in front. Makowske <br /> 4 indicated that the amount of signage will be a separate issue. <br /> 5 Chair Gondorchin commented that that amount of signage would be difficult to obtain. <br /> 6 Commissioner Faust agreed. <br /> 7 Commissioner Makowske asked if the applicants had considered health and safety <br /> 8 issues. Ms. Rosar explained that there is no hazardous waste for either business. <br /> 9 Makowske wondered, too, if there were any problems with the gas station clean up. <br /> 10 Ms. Rosar added that the Environmental Protection Agency indicated clean up on the <br /> 11 site is not 100 percent done and that agency doesn't think it every will be. Rosar <br /> 12 perceived the EPA thinks the applicants' proposed usage is the best use for the <br /> 13 property. <br /> 14 Chair Gondorchin set forth some of the terms for a conditional use permit, i.e., <br /> structure improvements, landscaping, parking, driveways, dumpster enclosures, and <br /> *6 signage. Ms. Rosar asserted that signage is critical to their operation. <br /> 17 Gondorchin discussed the possibility of needing variances and commented that he did <br /> 18 not want the applicants to discover that their plans would require variances that were <br /> 19 difficult to grant. <br /> 20 Mr. Rosar wondered if the roadway is a public road or a private road. Mr. Hamer <br /> 21 stated that the roadway is owned by Apache Plaza and it will need interpretation as to <br /> 22 whether or not it can be considered a public road. Hamer added that the public uses it <br /> 23 but it's owned by Apache Plaza. <br /> 24 Commissioner Franzese asked if there might be a noise problem. Ms. Rosar responded <br /> 25 that there would not be a problem with noise because the nature of the work is repair of <br /> 26 mufflers and glass and the process is not loud. <br /> 27 Mr. Rosar said they would like to be open Sundays, but have been unable to find <br /> 28 anyone to work and therefore did not think they would be open on Sundays. <br /> 29 Commissioner Faust commented on the proposed pylon sign. Faust noted that he does <br /> 30 not believe that a pylon sign is authorized for this size of operation. Faust used the <br /> 31 Hardee's sign as the epitome of the type of signage preferred. He opined that that is <br /> l2 something the applicants need to consider. <br /> 33 <br />
