Planning Commission Regular Meeting Minutes <br /> • May 16, 1995 <br /> Page 14 <br /> 1 Management Assistant Kim Moore-Sykes explained the request for the subdivision of property <br /> 2 and the platting of 2926, 2930, 2938 and 3004 Old Highway 8. These properties were originally <br /> 3 known as the Mako Inc./Olson properties and the residential structure were converted to rental <br /> 4 units after the area was rezoned R-2. <br /> 5 Moore-Sykes indicated staff recommends the approval of the subdivision of property and the <br /> 6 replatting of this parcel, which will update the legal description and create a single parcel of land <br /> 7 for the proposed construction of the townhome project. <br /> 8 Commissioner Horst inquired as to the location of the current streets and alleys. Mr. Gregory <br /> 9 indicated the locations using the maps and diagrams. He noted the alley would be blocked at the <br /> 10 corner, but landscaped and kept available for emergency vehicles. <br /> 11 Mr. Gregory indicated the easement stops at the alley, they would like to keep the remainder of <br /> 12 the alley open for the residents, so they would have access to their properties. <br /> 13 Commissioner Gondorchin inquired as to parking. Mr. Mazzara indicated guest parking and <br /> 14 noted, the width of the street is 68 feet from curb to curb. <br /> Mr. Roger Braun, 3000 Rankin Road, indicated his property is north of the edge of the property <br /> 16 and he has an easement to the alley, or Lot 13 as noted. He indicated his access would be cut off <br /> 17 if the alley was landscaped at the corner. <br /> 18 Chair Bergstrom inquired if his lot was the only one impacted by the landscaping. Mr. Braun <br /> 19 indicated his lot would be the only one that would be prevented access, unless he backed up <br /> 20 approximately 100 feet to Croft Drive from his garage. <br /> 21 Chair Bergstrom inquired if the landscaping would be an infringement onto Mr. Braun's <br /> 22 easement. Mr. Braun believed the landscaping would be an infringement of his easement. <br /> 23 Mr. Jerome Grummier, indicated he felt the project was a very good project and he encouraged <br /> 24 the developer to stay with the proposed plan and block off the alley to prevent drive through. He <br /> 25 also suggested to prohibit truck use on the alley. <br /> 26 Ms. Vandarsrobik also supported the block off in the alley,this would prevent racing in the alley. <br /> 27 Mr. Gregory indicated if the alley remained open, the marketability would be limited for the end <br /> 28 townhome. He indicated he would work with Mr. Braun to resolve the issue. <br /> 29 Mr. Chuck Makowske, 3005 Croft Drive, indicated Lot 13 (alley) is owned by Mako and <br /> ep easements were given to the residents. He pointed the boundaries of Lot 13 on the diagrams. <br /> 31 Chair Bergstrom closed the public hearing at 10:06 P.M. <br />
