Where a subdivision is traversed <br /> by a :nater course, drainage way, channel, or stream, there Shall <br /> be provided a right of way conforming substantially with the lines o f <br /> such water course, together with such further width or construction <br /> or both, as will be adequate for storm water run off. <br /> Subd. 5. Block. <br /> (a) Factors Governing Dimensions. Block length and width or <br /> acreage within bounding roads shall be such as to accommodate the <br /> size of residential lots required in the area by the zoning <br /> ordinance and to provide for convenient access, circulation, control <br /> and safety of street traffic. <br /> (b) Arrangements. A block shall be so designed as to provide i <br /> two tiers of iota, unless it adjoins a railroad or limited access <br /> highway where it may have- but a single tier of lots. <br /> (c) Pedestrian Ways. In blocks over 900 feet long, pedestrian <br /> crossings may be required by. the Council in locations deemed <br /> necessary to public health, convenience and necessity. <br /> Subd. 6. Lots. <br /> „i <br /> (a) Location. All lots Shall abut by their full frontage on <br /> Publicly dedicated street or streets. <br /> (b) Size. The minimum lot dimensions in subdivisions designed <br /> for single-family detached dwelling development shall be: <br /> .l <br /> (1) 75 feet wide at the established building setback line. <br /> (2) Not leas than 60 feet in width at the front lot line. <br /> i <br /> (3) Not less than 30 feet in width at the rear lot line. <br /> (4) Not less than 110 feet in average depth, and <br /> (5) Not lose than 9,000 square feet in area. j <br /> i <br /> (c) Minimum corner lot widths shall be no less than 15 feet <br /> greater than interior lot width. I, <br /> (d) Butt Lots. Butt lots shall be platted at least five feet <br /> wider than the average width of interior lots in the block. <br /> (e) Side Lot Linea. Side linea of lots shall be substantially ' <br /> at right angles or radial to the street line. <br /> (f) Water Courses. Lots abutting upon marsh areas, a water <br /> Course, drainage way, channel or stream shall have an additional <br /> • depth or width, as required, to assure house sites that ars not <br /> subject to flooding nor ground water seepage. <br />
