GAUGHAN PROPOSAL FOR KENZIE TERRACE REDEVELOPMENT <br /> PROJECT <br />_ The attached plans-- relate to -the= proposal from P. J. Gaughan for <br /> the Kenzie Terrace project. <br /> Previous proposals for this phase of the project have included: <br /> *300 units of market rate condos in 5 and 8 story buildings <br /> (Arkell) <br /> *300 units of senior rental with some retail space <br /> (Arkell) <br /> • *300 units of market rate rental ( request withdrawn by <br /> Arkell) <br /> *300 units of senior rental without retail space (Arkell) <br /> *200 units in two buildings ( 100 senior rental and 100 <br /> market rate) (P. J. Gaughan Companies) <br /> As shown in the attached notice, this proposal contains two <br /> buildings, three stores each, underground parking, brick exterior <br /> (except balconies ) , sloped rather than flat roofs. It represents <br /> months of negotiations and study in which Arkell was released as <br /> developer and P. J. Gaughan Co. was the successful new developer. <br /> A P.U.D. allows deviations from the regulations of the Zoning <br /> Ordinance as part of an overall plan. <br /> In this project, no variances are requested for: <br /> *height <br /> *parking <br /> *open space <br /> *setbacks (based on preliminary plans) <br /> A variance for density is needed because this site has about <br /> • 305 , 000 square feet 'or 6 . 95 acres. The Zoning Ordinance allows . <br /> 24 units per acre and this proposal is for 28 . 6 units per acre. <br /> J <br />
