Childs, City Manager <br /> ITEM : 02-89 SIGN VARIANCE RE UEST AT ST. ANTHONY SHOPPING CENTER <br /> The St. Anthony Shopping Center, represented by the Eberhardt Company, <br /> has three items for the Commission consideration which represent the <br /> "signage package" for the center. <br /> 1. Proposed new pylon sign to replace the existing sign. (Plan is <br /> attached. ) The Sign Code allows a free standing sign for a <br /> shopping center not to exceed 300 square feet in size. The <br /> proposed sign is 260 square feet or 40 square feet below the <br /> maximum allowed size. <br /> 2. Signage criteria for the tenants which will be used in conjunction <br /> with a new sign band for the buildings. The criteria allows only <br /> individual lettering, and has limits on the size and number of <br /> signs. These criteria do not pre-empt our regulations, but <br /> represent an attempt to standardize the signage at the center. <br /> 3. A request for a variance to allow a 39.5 square foot tenant <br /> directory on the wall of the store front formerly occupied by Brown <br /> phono and facing Kenzie Terrace. <br /> Justification of special circumstances supporting the variance request <br /> by the applicant include: <br /> 1. The shopping center fronts on both Highway 88 and Kenzie <br /> Terrace, but no identification of the center or its tenants is <br /> available on Kenzie. <br /> 2. The 39.5 square foot size, when coupled with the new 260 <br /> square foot pylon sign is still less than they are allowed if <br /> there were a pylon sign only. <br /> 3. The center buildings tend to have their backs on Kenzie, <br /> further screening the visibility. <br /> No calls have been received regarding the variance, either for or <br /> against. <br /> I believe that if done as a package, this represents a vast <br /> improvement over previous proposals. You may wish to consider <br /> approval of the variance with installation of the directory allowed <br /> ter the building facia and new pylon sign have been installed. <br />
