1. The signs have been architecturally designed and will be <br /> aesthetically attractive. This request is being made in <br /> conjunction with another request to allow three (3) additional <br /> signs. In the event that the City does grant the request for <br /> three (3) additional signs, then this variance request would <br /> allow all four (4) signs to be of the same size and shape. <br /> 2 . The applicant currently has installed and is entitled to one <br /> (1) monument sign which has a surface area of 50 square feet. <br /> The applicant would suffer a hardship if the City were to grant <br /> a variance for three (3) additional signs and then have to <br /> reduce the size of the other signs in order to stay within the <br /> limitation of 150 square feet. Further, the limitation of 150 <br /> square feet envisions only one (1) sign. If the City grants the <br /> applicant the variance for three (3) additional signs then the <br /> applicant would suffer a hardship if there was not any <br /> corresponding increase in the limitation of the area of the <br /> total signs. <br /> 3 . This development contains 36 lots, 10 buildings and 2 street <br /> entrances. Due to the fact that these signs are intended to <br /> mark the entrances to the property and further due to the fact <br /> that there are a large number of buildings and residential units <br /> that are being served by these signs that it is necessary to <br /> have additional monumentation. Further, while the ordinance <br /> would permit one (1) sign with a surface area of 150 square feet <br /> the applicant would suffer a hardship if the City were to grant <br /> the variances in order to allow a total of four (4) signs but • <br /> yet to restrict the surface area of these signs to 37. 5 square <br /> feet a piece. <br />
