If the 4 <br /> 2 are not allowed, it may not even be an issue. <br /> 3 <br /> 4 Hearing closed at 7:59 p.m. <br /> 5 <br /> '6 Hansen said the issue is the way the signs are placed, not the number of <br /> 7 signs. These signs are not visible at night and are difficult to see. He feels <br /> 8 he is being asked to approve a monument which may violate the fence <br /> 9 height. He also disagrees with the neighborhood identification and is more <br /> 10 inclined to like the open space. Although Hansen is not opposed to the 4 <br /> 11 signs and square footage,. he is also opposed to the way the signs will be <br /> 12 placed and their interpretation as a sign. In fact, he said they could be a <br /> 13 safety hazard because of poor visibility. <br /> 14 <br /> 15 Faust said he reviewed the questions and supports the variance. First, the <br /> 16 variance is not going to be detrimental to anybody. Second, while it may not <br /> 17 be a hardship to the Company, the residents probably want the area marked. <br /> 18 Third, with regard to being unique to this project, Faust said that the <br /> 19 arrangement is aesthetically correct. <br /> 20 <br /> 21 Werenicz said it is not unique and he is totally opposed to 4 signs. He also <br /> 22 believes the other driveway needs to be marked. He does agree that it is <br /> 23 aesthetically pleasing. Autumn Woods only needed 2 signs because theirs <br /> 24 were angled. <br /> 25 <br /> 26 Brownell said he had the same problem with 4 signs and agreed with 2 signs. <br /> 27 However, then he said there would be a question as to what to do with the <br /> 28 other sides of the monument. <br /> 29 <br /> 30 Murphy agreed with Faust that the 3 conditions are present for granting a <br /> 31 variance. <br /> 32 <br /> 33 Madden agreed that the monuments are pleasing, symmetrical and meet the <br /> 34 3 conditions. <br /> 35 <br /> 36 VanderHeyden clarified that if only 2 signs are approved, the monument <br /> 37 would have to be dealt with as part of the fence. <br /> 38 <br /> 39 Motion by Madden , second by Faust.that the Planning Commission <br /> 40 recommend to the Council that Nedegaard Construction Company, 1814 <br /> 41 Northdale Blvd., Coon Rapids, be granted a variance to put up 4 signs, 50" x <br /> 42 20" for a total of 8.65 sq. ft. each, total sign surface area being 34.6 sq. ft. <br /> 43 which is below the 50 sq. ft. allotted by the City Ordinance, finding that no <br />
