MAKO, INC. <br /> 3005 Croft Drive <br /> St. Anthony, MN 55418 <br /> May 9, 1994 <br /> City of St. Anthony <br /> 3301 Silver Lake Road <br /> St. Anthony, MN 55418 <br /> Re: Concept Review <br /> We are requesting from the City of St. Anthony a concept review for 3 specific items dealing <br /> with the properties located at 2938 Old Highway 8 (a 6 unit building) and 3004 Old Highway <br /> 8 (a 6-plex). In addition, Harold &Elaine Olson, the owners of 2926/2930 Old Highway 8 <br /> join us in this request. <br /> Background: In 1981 the 2 properties presently owned by Mako, Inc. were sold. Due to non- <br /> payment of principal and interest on the contract for deed and non-payment of property taxes, <br /> the property was repossessed by Mako in November, 1993. After repossession, Mako <br /> determined that the properties were in need of a great deal of refurbishing and renovation. <br /> Subsequently a decision was made to look at the probability of demolishing the buildings and <br /> redeveloping the property. For continuity in development of the parcels we approached the <br /> Olsons and found that they also would be interested in a redevelopment plan. <br /> Request: This request for a concept review includes 3 items. <br /> • Zoning to be changed to R-4 for all 3 parcels (presently R-2 with the two 6 unit buildings <br /> grandfathered in). Density would change in total from 14 units to 28 units. <br /> • Conditional Use Permit for Townhomes/Condominiums. <br /> • Variances for the front yard setback from 30 feet to 20 feet and the back yard setback <br /> from 40 feet to 20 feet to maximize land use and deal with the unusual topography. <br /> Clarification and a possible variance is also requested with regard to the lot coverage <br /> requirement of 50% and for signage. <br /> Precedent: Approximately 5 years ago similar approvals for zoning, conditional use, and <br /> variances were given for the Village Townhomes located 3 blocks away on 33rd and Old <br /> Highway 8. In addition, it is our understanding that the St. Anthony Economic Development <br /> and Redevelopment Task Force lists these parcels on their prioritized list for upgrade. <br /> Thank you for your consideration of this project. <br /> Sincerely, <br />
