We calculate the variance thus: <br /> Proposed sign 5 x 8 x 2 sides = 80 SF <br /> Allowable by ordinance 32 SF <br /> Over allowable 44.8 S®F <br /> Also, please allow the following to respond'to the three conditions on the City request form. <br /> Rem 1. The granting of this variance request will not be detrimental to the public welfare or <br /> injurious to other property in any way. <br /> Item 2. The existing sign is a hardship. The sign causes patients to miss locating the <br /> building; it is too small compared to other buildings in the area. Furthermore, the sign is <br /> not symmetrical to the office building; it is ridiculously small. Finally, the owner believes it <br /> is a deterrent to securing additional leases because potential tenants feel the signage is <br /> inadequate. <br /> Item 3. The conditions upon which the application is based is unique because the clients are <br /> usually elderly and require easy identification to find the medical facility. Also, the high <br /> traffic flows on Silver Lake Road are conducive to larger building identifiers.
