f <br /> I <br /> STAFF REPORT <br /> DATE: May 20, 1997 <br /> TO: Planning Commission Members <br /> FROM: Kim Moore-Sykes, Management Assistant <br /> ITEM: Lot 4, Apache Plaza -- Gas Station/Car Wash Proposal <br /> BACKGROUND: <br /> Mr. John Trout, owner of Lot 4, Apache Plaza, Silver Lake Road, is planning to build a <br /> gas station and car wash on this site. <br /> The following are issues that need to be addressed: <br /> Conditional Use Permit. Mr. Trout will need to obtain a conditional use permit <br /> for the proposed gas station and car wash to comply with the City's Zoning <br /> Ordinance, Chapter 16, Section 1635.05, Permitted Conditional Uses, (d) auto <br /> repair, no storage of parts and (f) car washes. <br /> Variance Request. No variance requests are anticipated for this project. <br /> Parking. Mr. Trout needs to submit a site plan so that parking needs can be <br /> addressed. <br /> Signage. Mr. Trout needs to submit a sign proposal. <br /> Landscaping. The site plan needs to show where green areas are planned. <br />
