STAFF REPORT <br /> DATE: May 20, 1997 <br /> TO: Planning Commission Members <br /> FROM: Kim Moore-Sykes, Management Assistant <br /> ITEM: Phil Rosar, Exhaust Pros, 4000 Silver Lake Road -- <br /> Conditional Use and Front Yard Variance Requests <br /> BACKGROUND: <br /> Mr. Phil Rosar, owner of Exhaust Pros at 4000 Silver Lake Road, is planning to expand his, <br /> business at the current site to include a car wash and extra bays for auto muffler repair and <br /> oil change. <br /> The following are issues that need to be addressed: <br /> Conditional Use Permit. Mr. Rosar currently has a conditional use permit for his <br /> existing business. He will need to obtain another conditional use permit for the <br /> proposed car wash and additional auto bays, according to Section 1635.05, Permitted <br /> Conditional Uses, (d) auto repair, no storage of parts and (f) car washes.' <br /> Front Yard Variance Request. While the existing and proposed building exceed the <br /> 35 foot requirement for a front yard setback, the Zoning Code requires the front <br /> yard setback to be the greater of 35 feet or the average front yard setback of the <br /> adjacent properties. <br /> Parkin. Based on the total--square-footage of"-3,782, Exhaust Pros will-need-13' <br /> parking spaces. They have planned for 12, one of which is in the rear yard setback. <br /> Signage. They need to submit a sign proposal. <br /> Landscaping. The site plan shows areas' where green areas are planned. <br />
