STAFF REPORT <br /> DATE: January 20, 1998 <br /> TO: Planning Commission Members <br /> FROM: Kim Moore-Sykes, Management Assistant V/ <br /> ITEM: 98-02 -- Subdivision of Property, 3301 Stinson Boulevard <br /> BACKGROUND: <br /> City Staff received a request from Alan Chazin, Alan Chazin Homes, Inc., purchaser of the <br /> property located at 3301 Stinson Boulevard. This site was formerly the Clark gas station <br /> site. Mr. Chazin is proposing to construct four owner-occupied townhomes on this site. The <br /> property is currently zoned R-3, which is a district zoned to allow for the construction of <br /> townhomes. <br /> The proposed project meets the area, lot size and setback requires of the City Ordinance for <br /> this zoning districts. There exists a 20 foot utility easement on the east side of the property, <br /> which Mr. Chazin is aware of and has so noted that easement on the preliminary plats. <br /> These preliminary plats, as well as the title commitment have been submitted to the City <br /> Attorney for his review. <br /> STAFF CONSIDERATIONS: <br /> Since this project meets all the requirements of the City's Zoning Ordinance for this zoning <br /> district, it appears to be a project well suited to the area. Staff have not received any calls <br /> or letters from the surrounding area regarding this project. In discussing drainage issues <br /> with Staff, Mr. Chazin indicated that he will grade the site so that most of the storm water is <br /> retained on site or drained away in such a.manner as to-prevent any impact-on neighboring. <br /> properties. <br />
